Securing:
Lock box installation, securing of windows and doors, lock changes and rekeys. We can secure all locks providing access to the property, including fences, gates, and garage doors. This allows access to the property and restricts unauthorized entry. We use the lock box and key codes authorized and specified by our clients.
Boarding:
To restrict unauthorized access that may result in new or further damage, vandalism or liability, we provide services to board up and secure the premises. We follow Federal (HUD) and local codes and guidelines for
all properties.
Field Inspection to Verify Occupancy:
Physical verification of the occupancy status at the property location, including photos of the property. A field inspection may be necessary when there are eviction proceedings or when the property origination requires verification.
Sheriff’s Lockout and Eviction:
When enforcing a lockout or eviction, our staff supports local law enforcement with property removal and restricting access to the property. We are trained in performing lockouts and evictions efficiently and mindfully of all parties involved, though our clients remain our first priority.
On-Site Property Preservation:
Artisans Property Preservation can complete an entire home preservation in a matter of days. We will get a property condition up to code, with documentation and pictures of the work performed.
Debris and Trash Removal:
For health, safety, and aesthetic purposes, removal of debris and trash left on a property should be a top priority. Our professional crew will do an initial written and photographic survey to document the contents of the property and the items in the yard. We will supply an estimate to remove and dump the debris. Upon approval, all items deemed by the client not to be personal belongings will be collected, disposed, and recycled accordance to industry standards. At Artisans, any and all items that can be recycled or donated will be separated and sent to the proper recycling center or donated.
Janitorial Services:
Vacated properties often have heavy duty cleaning needs. We provide expert janitorial cleaning services to give the property new life, including cleaning of the floors, carpets, bathrooms, walls, closets, garage, storage space, cabinets, kitchen, patios, and more.
Lawn Care and Yard Services:
An important aspect of keeping a property appealing is caring for the lawn and yard, including lawn mowing, weed removal, tree and hedge trimming, and leaf raking. We can schedule services as often as needed and according to client’s preference.
Winterization Services:
We offer winterization services to protect plumbing from freeze damage.
Swimming Pool and Hot Tub Maintenance:
We offer pool and hot tub maintenance services. This includes repair/install and maintenance of filtration systems, water treatment, and regular pool cleaning. If necessary, we will board up pools and hot tubs according to HUD standards and local codes.
Repair and Remodeling:
Depending on the condition of the property, basic repair and remodeling can boost value and attractiveness. We are happy to advise our clients on strategic features unique to each property that may benefit from renovation. We are licensed home improvement contractors and work within strict local guidlines. We will acquire all necessary permits to complete the project, and we won’t do any work unless it’s authorized
by our clients.
